Co-Brokering Partner Program
e-ListState.com is an internet MLS Listing and Advertising Service. e-ListState.com is a member of 60 local MLS systems in California. With our program, a broker can sell property anywhere in the state. Please check on service availability. e-mail: leslierae@e-ListState.comAgents use us when:
- They need a local MLS listing in a territory where they are not a member of the local board.
- They need additional internet advertising on a property.
- They have an expiring membership in a REALTOR MLS Board and do not want to renew.
- They want No MLS or Board dues
- Pay a one-time service fee for the property listing
- e-ListState.com will maintain the listing until the property is sold, or the listing is cancelled or expired.
- e-ListState.com will forward all inquiries about the property to the co-broker for no additional charge.
- e-ListState.com will display the co-broker name on advertising and the MLS whenever possible so long as it does not violate the MLS or website rules and regulations.
- e-ListState.com does not receive a commission when the property sells.

e-ListState.com will place the property into the local MLS for a one-time flat fee. This is done by means of a co-broker listing agreement. The broker would place a paragraph into the standard listing agreement with their seller. The paragraph to be added is:
"Owner understands and agrees that YOUR COMPANY NAME, in YOUR COMPANY NAME's discretion, may co-list with Leslie Young, Broker (DRE 01430215) of e-ListState.com on the MLS listing for the purpose of placing the property into the MLS system. Owner agrees that a Limited Agency Relationship exists between the owner and e-ListState.com. Owner understands that the role of e-ListState.com is to perform data entry into the MLS and the referral of leads to YOUR COMPANY NAME. e-ListState.com does not represent the seller in the sale negotiations and does not receive a commission when the property sells." Exclusive Seller Program

- They need a local MLS listing.
- They need broker support to help them with the real estate transaction process.
- They need contracts and disclosure forms.
- They want to participate in the real estate transaction process.
- e-ListState.com does not set the sale price
- e-ListState.com does not set the commission for the buyer's broker
- e-ListState.com will encourage the seller to follow the recommended guideline for the buyer's broker commission.
- e-ListState.com requires the seller to sign the CAR Form SP-11 to ensure the buyer's broker is paid the commission
- e-ListState.com provides the seller with all disclosures
- e-ListState.com assists the seller through the transaction process to ensure the sale is smooth for all parties.
- e-ListState.com assists the seller. The Buyer's broker represents the buyer.

Advertising
e-ListState.com is an internet MLS Listing and Advertising Service. e-ListState.com is a member of 60 local MLS systems in California. e-ListState.com is in the process of launching a new advertising service designed to supplement the MLS.Agents use our Advertising Service When:
- They need a property listing advertised on multiple websites.
- They need additional internet advertising not provided by the MLS.
- They want advertising exposure without a local MLS listing.
- Pay a one-time advertising service fee for the property listing
- e-ListState.com will maintain the listing until the property is sold, or the listing is cancelled or expired.
- e-ListState.com will forward all inquiries about the property to the co-broker for no additional charge.
- e-ListState.com will display the co-broker name on advertising and the MLS whenever possible so long as it does not violate the MLS or website rules and regulations.
- e-ListState.com does not receive a commission when the property sells.
