Agents use us when:
They need a local MLS listing in a territory where they are not a member of the local board.
They need additional internet advertising on a property.
They have an expiring membership in a REALTOR MLS Board and do not want to renew.
They want No MLS or Board dues
e-ListState.com will co-broker your listing.
Pay a one-time service fee for the property listing
e-ListState.com will maintain the listing until the property is sold, or the listing is cancelled or expired.
e-ListState.com will forward all inquiries about the property to the co-broker for no additional charge.
e-ListState.com will display the co-broker name on advertising and the MLS whenever possible so long as it does not violate the MLS or website rules and regulations.
e-ListState.com does not receive a commission when the property sells.
Terms and Conditions
e-ListState.com will place the property into the local MLS for a one-time flat fee. This is done by means of a co-broker listing agreement. The broker would place a paragraph into the standard listing agreement with their seller. The paragraph to be added is:
"Owner understands and agrees that YOUR COMPANY NAME, in YOUR COMPANY NAME's discretion, may co-list with Leslie Young, Broker (DRE 01430215) of e-ListState.com on the MLS listing for the purpose of placing the property into the MLS system. Owner agrees that a Limited Agency Relationship exists between the owner and e-ListState.com. Owner understands that the role of e-ListState.com is to perform data entry into the MLS and the referral of leads to YOUR COMPANY NAME. e-ListState.com does not represent the seller in the sale negotiations and does not receive a commission when the property sells." e-ListState.com assists the seller through the transaction process to ensure the sale is smooth for all parties.
